There are people who will help you when you are in need. Contact your Friends, Family, Colleagues for their experience. Ask dealers in your locality for their advice. They’ve done it before, and you can pull from their successes, along with their failures. This will help mitigate your risk. I do not recommend trying to do it all on your own. There are tons of realtors out there who advertise, but you need to find one that is right for you.
- Consider what needs to be inspected
Inspection is an integral part while buying a home. Check for the walls, water leakage, quality of the stuff provided by the developer. Take a walk around your property to check your neighbourhood.
Once you find a home you like, visit it again at different times of the day to check traffic, noise and other stuff. Basically, spend some time in the area, if you can. We ate at several nearby restaurants over the weeks leading up to making our offer, checked schools in the locality, talked to some of the people we met, especially people of our age. Last but not the least read all the documents carefully.
- Be Patient
Conversations with the seller can take some time because it involves paper work from both sides, negotiations etc. Even final home construction & delivery can be delayed due to reasons like bad weather, new rules and regulations from govt. etc.
- Let your team do its work
Do not try and do everything yourself. Yes, we all want to be involved in every aspect like writing, negotiations, inspections, meetings, multiple visits but we must trust our developer or dealer. Please keep in mind that they also want to deliver a better service and a positive word of mouth from their customers.

Once you’re in your new home, there are few things you’ll have to consider. First, I am happy to share that our home loan monthly payment ended up being less than what we were paying in rent. One should also check for regular maintenance, do cooperate with society rules, maintain a friendly relationship with your developer even after buying a home and I am sure they will be your loyal companion for many years to come.
